The front and backyard have been fully landscaped with Wi-Fi enabled sprinkler systems.

The yard is watered by rotating heads rather than fixed spray nozzles. They turn as they run, so a single head covers a larger area and lays water down slowly and evenly.

The garden beds run on their own Wi-Fi enabled self-watering system, separate from the yard sprinklers. A farm spigot is installed alongside them.

Allows the hot water to be instantly available even during the winter months.

An owned water softener, located in the garage. It is owned outright rather than rented, so there is no monthly service contract to assume.

Every toilet is ADA height, and each has an outlet placed beside it for heated seats and/or bidets. The toilet in the primary bathroom already has a heated bidet seat installed. The outlets mean any of the others can be upgraded without electrical work.

A deep apron-front sink, tall enough for oversized pans and sheet trays.

A dedicated filtered drinking water faucet at the sink. The filter sits under the sink and is very easy to replace.

Heated Toto toilet seat with bidet and temperature-controlled water, running off the outlet placed beside the toilet.

Two sinks with separate counter space on either side, so two people can get ready at the same time. The counter is 3 cm quartz, the same full-thickness stone as the kitchen.

Plumbing was completed to the attic by the furnace to allow a humidifier to be installed for the downstairs HVAC.

Both a 240V electric connection and a gas line are present, so either kind of dryer fits.

3 cm quartz, the same full-thickness stone used in the kitchen and primary bath.

A utility sink in the garage with its own filtered drinking faucet.

A water spout inside the garage for a hose or pressure washer, so washing a vehicle or equipment does not depend on dragging a line in from an exterior bib.
