A dedicated mini-split heats and cools the garage independently of the house, controllable from a phone.

A sealed epoxy floor instead of bare concrete. It resists oil and road salt, and sweeps and mops clean.

Wiring was run for a monitor and a dedicated workspace, so a desk or shop station in the garage is a matter of plugging in rather than running new lines.

Both sections of the garage have wired Ethernet and Wi-Fi coverage.

A utility sink in the garage with its own filtered drinking faucet.

A water spout inside the garage for a hose or pressure washer, so washing a vehicle or equipment does not depend on dragging a line in from an exterior bib.

This is a heavy duty screen that can come down in the third-car garage once the garage door has opened to allow air to come in, while keeping bugs out. The screen is flush against the wall. It also acts as a privacy screen as long as the lights are off inside the garage.

A dedicated wired access point serves the garage. One of 7 access points across the home and property, delivering high-speed Wi-Fi without weak spots.

Includes an inclining treadmill, free weights from 5 lb to 50 lb, a squat rack with barbell and plates, an adjustable plyometric box, and a protective gym mat.

Every wall in the garage is insulated, interior and exterior. This holds the space at a comfortable temperature and keeps garage noise and temperature swings out of the rooms next to it.

Throughout the home

Also applies in the garage

These upgrades were made across the whole house, so they are in this room too.

  • Whole-home water softener

An owned water softener, located in the garage. It is owned outright rather than rented, so there is no monthly service contract to assume.

  • Every room wired for Ethernet

Each room and common space has an Ethernet port connected by Cat6 cables. Wired connections are faster and more stable than Wi-Fi and do not degrade as more devices join the network.

  • Whole-home Wi-Fi coverage

7 Wi-Fi access points installed throughout the home and property. Each is wired back rather than repeating a signal, so coverage holds up in the garage, the yard, and the shed.

  • Door sensors

Front door, backdoor, and garage door have door sensors to alert when a door is opened or closed. This happens through Ecobee, so it works alongside the thermostats and presence detectors rather than as a separate app.
