An energy recovery ventilator brings fresh air in from outside, which helps remove CO2 and keeps levels healthy while sleeping. It recovers energy from the outgoing air, so it does this without throwing away the heating or cooling already paid for.

There are two switches on either side of the bed area that have wiring done to add in future wall sconces.

A window was added here beyond the base floorplan, bringing in more daylight and a second exposure than the standard model provides.

Speaker wire is already run in the ceiling for two in-ceiling speakers. All speaker wires terminate in the back of the small closet in Bedroom 2 on the first floor.

A dedicated wired access point serves the primary bedroom. One of 7 access points across the home and property, delivering high-speed Wi-Fi without weak spots.

Mounted and wired, ready to use on day one.

Throughout the home

Also applies in the primary bedroom

These upgrades were made across the whole house, so they are in this room too.

  • Solid-core doors, full height to the floor

Custom doors that are solid-core and extend to the floor, as the home does not have any carpet. This helps with sound insulation.

  • No carpet anywhere in the home

Hard flooring throughout the whole home, with no carpet in any room.

  • Every room wired for Ethernet

Each room and common space has an Ethernet port connected by Cat6 cables. Wired connections are faster and more stable than Wi-Fi and do not degrade as more devices join the network.

  • Lutron smart lighting and smart fans

Most rooms and common spaces have Lutron smart lighting and fans. The switches also work as ordinary switches.

  • Window trim throughout the home

Window trim installed on every functional window.

  • Accordion window blinds

The blinds can be adjusted from the top and bottom, so you can let light in at the top while keeping privacy below. Air pockets in the cell structure provide insulation at the window.

  • Two separate high-efficiency HVAC systems

A dedicated upstairs unit and a dedicated downstairs unit, so the two floors are conditioned independently.
